When Reroofing Is the Right Call
Most residential roofs in Placer County reach end-of-life between 20 and 25 years. By that point, the underlayment has dried out, the shingles have lost most of their granule layer, the sealants around flashings have failed, and you're spending more on repairs each year than the work actually returns in roof life. That's when a reroof — not another patch — is the financially right move.
A reroof is also the right call when you're selling within a few years (new roofs significantly increase resale value and reduce buyer pushback), when energy bills have climbed because of failing underlayment and ventilation, or when you've had multiple leaks in different locations indicating widespread system failure rather than a localized problem.
